Pest Control and Termite Inspections in Beenleigh

Pest control in Beenleigh is shaped by its housing: lots of units, townhouses and rentals, where cockroaches and rats are the usual complaints. I help tenants before they move out, property managers between tenants, and owners of older houses near the rivers who need termite inspections. Deadset is a one-man business. I'm Jon, I'm based in Hillcrest, and I do every treatment personally.

Local pest problems in Beenleigh

Beenleigh is one of the older towns in Logan, built on sugarcane in the 1860s, near where the Logan and Albert rivers meet. Today it's a mix of older houses near the town centre, newer streets further out, and a fair number of townhouses and units. In the 2021 Census, just over half of Beenleigh's occupied homes were rented, and more than a third were townhouses, semi-detached homes or flats.

That housing mix decides what I see most.

Cockroaches in units and townhouses

German cockroaches are the big one in attached housing. They live in kitchens, behind fridges, in the warmth around fridge and dishwasher motors, and in the gaps around cupboard hinges. When the unit next door has them, they can move through shared wall cavities and plumbing.

Spraying the skirting boards won't fix that. I use targeted gel baits where they're actually hiding. In a block of units, it often works best if the neighbouring units are treated at the same time. Body corporates can arrange that, and I'm happy to talk to the committee or the manager.

Rats near the rivers and in older homes

Older homes often have more ways in: gaps under eaves, worn roof cappings, holes around old pipes. Combine that with the vegetation along the river banks and creek lines, and rats have an easy run. Scratching in the ceiling at night is usually the first sign.

Termites in older timber homes

Older houses around Beenleigh can have timber stumps, timber floors and decades of renovations. Termites don't care how old the timber is. Damp subfloors in the lower areas near the rivers make conditions even better for them.

  • End of lease pest control for tenants, landlords and property managers

End of lease pest control in Beenleigh

If your lease says you need a pest treatment when you leave, I can do it once you've moved out, so I can get into all the cupboards.

When the job's done, I email you a tax invoice. It has all the details a tax invoice legally needs, plus the treatment I carried out, and that's what you give the agent as your end of lease evidence. If an end of lease report is needed, that comes by email as well.

Who pays depends on what your lease says and the reason for the treatment. The Residential Tenancies Authority is the place to check if you're unsure.

Termite inspections in Beenleigh

A termite inspection in Beenleigh on an older house starts underneath. I check stumps, bearers, joists and any timber in contact with soil. Then I go through the roof void, door and window frames, bathrooms and the laundry.

I use a Termatrac iTracker, a radar unit that detects termite movement behind wall linings and ceilings without drilling. It's useful in older homes, where repairs and cladding can hide what's going on inside the wall.

The termite standard, AS 3660, sets a yearly inspection as the baseline. Afterwards I walk you through the findings and what's making your place more attractive to termites. Buying in Beenleigh? I can do a standard termite inspection on the house, but a pre-purchase timber pest report is not something I offer.

Suburbs and streets I cover

I service all of Beenleigh, plus:

  • Eagleby, east of Beenleigh, on the southern bank of the Logan River where the Albert River joins it
  • Bethania, a neighbour of Beenleigh on the south side of the Logan River, with its own station on the Beenleigh line
  • Mount Warren Park, just south of Beenleigh, with the Albert River along its east and south sides

Pest control in Eagleby follows the same pattern as Beenleigh: plenty of family homes and rentals, and the same cockroach, rat and spider problems. If you're further north towards Loganholme, see my service areas page.

Typical jobs in Beenleigh

German cockroaches in a unit kitchen

A common call in Beenleigh comes from a unit where German cockroaches run out from behind the fridge or dishwasher once the lights go off. I put gel bait into the cupboard hinges, the motor spaces and the gaps around pipes.

Flea treatment at the end of a lease

Another typical job is a vacate treatment in Beenleigh or Eagleby where a dog or cat lived at the property, so the pet agreement asks for a flea treatment. I do it once the place is empty and the carpets are cleaned, covering the floors and the spots outside where the pet used to lie.

Ring me on 0412 205 586 if you'd like to know what's common in your street.

We recently had Jon out to do a termite inspection and pest control. The cost was slightly more than we have paid for others but after having him out we think it was well worth it. We were impressed with his services and booked him to do a termite protection barrier. He was on time for both services and we found him to be both friendly and professional. We had a small problem with a pipe after the termite protection but Jon was out within half an hour and sorted the whole issue out for us. Would highly recommend using Deadset and we will be using them again.

Beenleigh pest control questions

Can you treat just my unit if the neighbours have cockroaches?

Yes, and it will help. Cockroaches can keep coming back through shared walls, so I'll tell you honestly if treating the whole block would get a better result. That's something to raise with your body corporate.

Do you do end of lease pest control in Eagleby and Beenleigh?

Yes. Book it for after you've moved out, so cupboards and rooms are empty. I'll email you a tax invoice showing the treatment, and you pass that on to your agent.

I'm a property manager. Can I book you directly?

Yes. I work with real estate property managers on routine treatments, vacate treatments and termite inspections. I'll arrange access with you or the tenant.

How often should older Beenleigh homes have a termite inspection?

At least once a year under AS 3660. Homes with timber stumps, damp subfloors or lots of renovations may need checks more often.

How do I know if it's rats or mice in the roof?

Rats usually make heavier thumping and running sounds at night, and leave bigger droppings. Mice are lighter and their droppings are smaller. Either way, I'll find where they're getting in. See my rodent control page for more.

How much does pest control cost in Beenleigh?

Price comes down to the property size, the pest and the type of job, whether that's a unit, a house or an end of lease treatment. I quote a fixed price first. Use the quote form if that's easier.
