Local pest problems in Yarrabilba
Yarrabilba is one of the biggest master-planned communities in Logan. It was started by Lendlease in 2011 and is now run by Stockland. The Yarrabilba priority development area covers 2,222 hectares between Waterford Tamborine Road and Plunkett Conservation Park, and is planned for up to 20,000 homes.
Land is still being cleared and built on, and topsoil, turf and landscaping supplies are moved around constantly. Brand-new homes sit next to bushland.
Fire ants in new turf and disturbed soil
Fire ants do well in freshly disturbed ground. A new estate has a lot of it: house pads, nature strips, new turf and garden beds. In a new yard they often show up as small mounds of loose soil along the edges of the turf, against the slab, or in landscaping that has just gone in.
This matters more when you have kids running barefoot on the lawn or a dog that likes to dig. A sting from a fire ant is a burning pain that often leaves a white pustule. Cockroaches, spiders and ants moving into new homes
New houses aren't pest free. When bushland is cleared, spiders and ants look for a new place to live, and a fresh house with gaps around services, weep holes and sliding doors is a good option. German cockroaches also come in with boxes, appliances and second-hand furniture on moving day.

What new home termite protection actually means
A new house in Queensland has to have a termite management system that meets the building code, usually built to AS 3660.1. Your builder should have fixed a durable notice in the meter box or a similar spot. It lists the system used, when it was installed, the life expectancy of any chemical, and how often the installer recommends inspections.
Go and read yours. It's the most useful piece of paper you have about termites.
What that system does is make it harder for termites to get in unseen and easier to spot them when they try. It doesn't stop termites. They can still build mud tubes over a slab edge or come in where the system has been covered over.
Why inspections still matter on a new build
The most common way a new-home system stops working is when the owner bridges it without knowing. A garden bed built up against the slab, a path poured over the edge, a raised soil level after landscaping, or timber stacked against a wall. All of those give termites a hidden way in.
When I do a termite inspection in Yarrabilba, I check the edge of the slab all the way around, weep holes, garden beds, paths and any landscaping added since handover. Inside, I check roof voids, wet areas and frames, and run the Termatrac iTracker over any wall where I want to know what's moving inside. No drilling needed. Under AS 3660 the advice is a yearly inspection as a minimum, and your durable notice may ask for the same or more.

Not always straight away. Spiders and ants often turn up within the first year or two as the bush around new stages is cleared. A general treatment inside and out deals with that, and I can tell you honestly if it's not needed yet.
Do I need a termite inspection if the builder installed termite protection?
Yes. The system makes termite entry harder to hide but doesn't stop it. Most systems also need regular inspections to stay within the installer's recommendations. Check the durable notice in your meter box for the schedule.
What can I do to avoid bridging my termite system?
Keep garden beds, mulch and soil below the slab edge, leave weep holes clear and don't stack timber against the house. If you're putting in new landscaping or a patio, ask me before you start.
